How do I…Build a non-residential building?
- Check that the property’s zoning district allows the proposed use. Contact the Athens Engineering Services & Community Development Department.
- Get a professionally drawn site plan showing property lines, easements, right-of-ways, building footprint (new and existing), parking, landscaping, etc.
- Submit seven (7) copies of site plan application attached to seven (7) copies of the site plan to the Athens Building Department.
- Site plans are reviewed by city departments (Fire, Gas, Water&Wastewater, Street, and Building) and the engineer is informed of the necessary changes.
- For all commercial and industrial buildings over 2,500 square feet the building department requires stamped architectural plans to be submitted. All places of assembly (church, stadium, meeting-hall, etc.) also require stamped architectural plans. Two (2) copies of the plans are to be submitted to the Building Inspection Department. Those plans are reviewed by the building department and fire department and the architect is informed of necessary changes.
- When the plans are approved, building permits may be pulled from the Building Inspection Department. See also “getting a building permit.”
- Upon completion of construction, a final walkthrough will need to be scheduled. The final walkthrough is scheduled through the Building Department. When the building passes final walkthrough, the Building Inspection Department will issue a Certificate of Occupancy. The Certificate of Occupancy can be picked up at their office.
